Altisourceâs Title Resolution and Curative department is responsible for clearing title defects on a large, national portfolio of REO assets. This position is a production role where finding innovative ways of resolving defects is critical. This position guides and directs the activities of a team of approximately 90 individuals. The team is made up of 10% state-side experts and 90% off-shore title curative personnel. This is an exciting opportunity for a self-motivated, process oriented individual to contribute significantly to organizational profitability. This position will provide leadership in training, quality control, business process development, and system utilization for resolving title issues and municipal assessments. This managerial role will implement people, process, and technology plans to deliver excellence.
Primary Responsibilities:
This position is located in Atlanta, GA and relocation assistance will be provided. Manage the day-to-day operations of the title resolution teams. Provide issue escalation support, create on-going training plans, and hold team members accountable to established production standards. Provide structure leading to velocity of title issue resolution. Manage relationships with title underwriters who are providing guidance on curative activities required in order to issue clear and marketable title. Work to speed the resolution of title defects through regular status calls, accountability performance reviews, and escalation strategies. Create business systems so that title resolution performance can be discretely tracked and issues are inventoried and visible at all times. Created advanced performance monitoring tools to ensure that title curative matters are being resolved expeditiously. Utilize the system to create strategies to address high priority curative matters quickly. Create streamlined business processes so that hand-offs between various departments are clean and well understood. Create processes to work closely with third-party title companies so that Altisourceâs resolution strategies are vetted and verified by the title company who will ultimately close the transaction. Assist in the creation of a Municipal Assessment research function whereby staff members are accountable for resolving HOA assessments, Code Violation Assessments, and other municipal fines and fees. Negotiating concessions is critical. Set follow-up timelines and hold staff accountable to proactively work their portfolio of claims. Ensure all activity is comprehensively notated in the system of record.
Key Result Areas:
Quickly address and reduce outstanding inventory of curative matters Propose strategic resolution strategies to accelerate issue clearance Improve percentage of files that are clear to close at time sales contract is received Implement plan to establish department for advanced clearance of HOA issues, code violation issues, and other types of pre-closing assessments
Qualifications and Experience:
This position requires a minimum of 15 years experience in the real estate finance industry with a demonstrated pattern of advancement and a breadth of experience. Experience working with a major national underwriter in an underwriting, claims, or curative function is required. A minimum of 10 years experience in a title insurance, underwriting, and claims processing is required. JD degree highly preferred. The ideal candidate will have demonstrated experience in managing a very high volume of title curative transactions.
The candidate should also possess the following characteristics:
Bachelorâs degree in business, finance, or related field. Masterâs Degree preferred. Experience in a fast-paced, high-volume title operation. Experience in utilizing state Mutual Indemnification Agreements or other underwriting indemnification letters to speed title resolution. Demonstrated management experience directing teams of 50 or more associates Demonstrated ability to write organizational policies, procedures, and training manuals Experience identifying creative ways to resolve title claims issues. Use exceptional problem-solving skills to resolve issues and train staff members to think and act in a results-oriented fashion. Exemplary communication skills, both written and verbal. Expertise in communicating with title attorneys to accomplish objectives Ability to champion organizational changes and implement improvements Experience proactively cross-training personnel and allocating workloads across multiple teams Experience performing employee evaluations and executing hiring and termination decisions. Excellent and highly disciplined organizational, time-management, and follow-up skills are required Ability to work with cross-functional, multi-cultural teams
