The Philadelphia Region of McDonald’s USA, LLC has an opening for an Area Real Estate Manager, who will be accountable for all real estate activities withi! n assigned geographical area with the ability to expand to a larger area requiring considerable travel. This individual will partner with the Area Construction Manager to enhance convenience, customer experience and relevance through new site development and the existing real estate portfolio, while maximizing system profits, regional income and return on investment.
Responsibilities
Gain knowledge and experience in the suite of tools created by, and designed for use by the Area Real Estate Managers.
Identifies new site opportunities and relocations; ensures best location/best value for all real estate acquisitions
Negotiates all business terms and issues on new deals from letter of intent through closing of the transaction
Manage and monitor the flow of multiple real estate transactions, by coordinating the activities of both internal and external resources: operations, finance, brokers, attorneys, consultants, and government ag! encies.
Partners with the Area Construction Manager t! o prioritize development opportunities to ensure best use of capital (e.g., timing, funding and returns) within the region or larger geographic area.
Creates, manages, and executes the development plan to meet portfolio returns and goals of the Region which includes new sites, rebuilds and major remodels
Prepares and presents new and rebuild site packages to management for approval.
Works with Construction Department to secure all required approvals.
Develops and utilizes a network of Brokers and other outside consultants.
Planning
Gathers and analyzes information on the potential of the market and each restaurant in assigned geographical area
Prepare and maintain a market plan to include long and short term goals for expansion which will include new restaurants, potential reinvestments ( relocations and rebuilds), and major remodels.
Ensures that planning adequately balances existing restaurant base an! d other development activities
Ensures quality control standards for real estate transactions (e.g. cost, time location, economics, market needs, and deal quality)
Provides targeted marketplace analysis and customer knowledge to make recommendations for specific elements of reinvestment/reimaging plans
Minimum Requirements
·
4-7 years commercial real estate experience with emphasis on site acquisition in a multi-unit market
·
Real estate and/or Finance degree preferred.
·
Must have experience in developing new, ground up sites from sites, not just brokerage or sales experience.
·
Excellent negotiation skills (deal making).
·
Ability to analyze and research markets for the development of high volume restaurant locations.
·
Experience with municipal planning and zoning procedures.
·
Project Management Skills.

Travel: 60% with some air travel required. Potential! 40-60 overnight trips/year. Will be supporting neighboring regions with new deals.
Strong computer skills.
