Network Specialist-Regulatory/Real Estate

Completely manage Embedded Base RE activities such as:
LTE/AWS and Antenna modification requests, rent negot! iations, leasing, coordinate FCC/FAA/NEPA/SHPO Filings to HQ/Area Regulatory teams as it relates to the projects as required.
Dealing with Landlord or Township issues on existing cell sites.
Working with internal groups such as Operations to resolve issues with an existing site such as Access restrictions, etc.
Get involved with cell site relo projects and lease renewals.
Temporary COW projects.
Microwave leasing projects to support Facilities team need to add Microwave dished to towers
Interface with HQ RE to resolve such items as certificate of insurance, taxes, unpaid rent, terminations and utility issue resolution
Aide in determination of required environmental due diligence required, order reports and disseminate as required, and obtain approvals required.
Attend and support Embedded Base meetings and LTE/AWS project meetings.
Work with RF Design, Construction, and Real Estate teams to ens! ure projects are and planned modifications are in compliance w! ith corporate guidelines.
Enter, required information into HQ databases applicable to the Cell Build and AWSRE Programs, such as but not limited to EMIS, NWF, EnSite.
Review vendor invoices to ensure proper payment for work completed as desired. Forward such PORs/Invoices to purchaser and act as buyer to ensure proper receipt and invoice matching.
Take overall ownership of each project assigned and/or proactively solve incoming issues on a regular basis.
Maintain and manage capital spending and forecasts for the Regulatory aspects of assigned projects and be able to report regularly on spending trends and projected spending. Provide CIP status and support for assigned projects.
Qualifications
Bachelor of Science degree in Engineering, Business Administration or equivalent experience.
Current knowledge of and familiarity with state and local land use and zoning procedures.
Strong negotiation, presentation, wr! itten and oral skills needed in order to successfully interface with municipal authorities, and to accomplish the most competitive and budget conscious leasing structure with potential landlords.
General Familiarity with Civil and Radio Frequency Engineering design standards for Cell Sites being constructed on buildings, water tanks, and/or existing towers.
Ability to manage to demanding and aggressive goals, as well as to multiple projects.
Ability to manage multiple professionals, including but not limited to, Attorneys, Zoning Team members, Engineers and outside Consultants.
Valid Driverâs License required.
