Brandywine Realty Trust has an immediate opening for a full-time Development Associate based in our office in Radnor, PA and will work on development projects throughout our portfolio. This role has the primary responsibility of providing due diligence in planning, engineering, and design approvals of various sites. This position will report to a senior executive in our Development Division.
Job responsibilities include, but are not limited to the following:
Assist in evaluation of sites regarding investment feasibili! ty, planning, development yield, zoning, demographic informati! on and marketing trends, etc. Perform underwriting and due diligence related to development opportunities for the firm including proforma analysis and budgets Prepare presentations of proposed deals to Senior Management for approval Assist in the review and negotiation of contracts (purchase and sale, architectural, engineering, leases, etc.); Assist in negotiation with partners, sellers, and buyers Assist in the assembling of Development project team, including architects, attorneys, contractors, consultants and marketing professionals Prepare RFPâs for the Development Team and assure the contractual documents are accurate Interface and negotiate with governmental jurisdictions on entitlement and zoning issues Prepare business plan for the project, including marketing strategy, budget, capital requirements and etc.
Implement project strategy on daily basis as directed by the VP of Development
Monitor and assist with project schedule Prepare Front Money Requests P! repare and review project budgets, project spending reports and review monthly with the VP of Development Assist with the preparation of monthly Strike Force Reports and Board Reports Assist with approvals as directed by the VP of Development Obtain permits as necessary for the project Work on RFPâs for build to suit proposals as directed by the VP of Development Work with leasing teams Collect and maintain market data for each project Create and maintain broker network within target markets Review and report on an on-going status of projects
REQUIREMENTS:
Bachelorâs degree in Real Estate, Finance or a related field Minimum of one year experience in the real estate related areas such as finance, engineering, development, construction, or related fields Financial or investment background a plus Experience in zoning, entitlement, working with public agencies and exposure to mixed-use development also a plus
