Director of Operations

Financial Management.
- Lead the preparation of yearly budgets and monitors budget results and variances in conjunction with the Executive Director, Board Treasurer, and Finance Committee.
- Overs ight of outsourced bookkeeping and accounting services.
- Ensures yearly audit and preparation of state and federal financial filings are timely and accurate in conjunction with outside accounting firm(s)
- Ensures ongoing compliance with grants. Grant administration includes submission of periodic reports, expense submissions and assisting with grant application packages.
- Maintains strong financial reporting structure including internal control procedures, budgeting, estimating and stewardship of assets.
- Implements and complies with Habitat and Habitat for Humanity International internal control policies and procedures established for the protection of assets.
- Develops cash flow projections and reporting mechanism that includes a minimum cash threshold to meet operating needs. Monitors cash projections and variances, and reports on these variances to the Executive Director and Treasurer.
- Assists board and committees in need of fin ancial data, budgets or projections, including all acquisition and construction projections
- Identifies appropriate revenue generating activities and financing products to leverage assets and increase cash flow to affiliate.
- Utilizes financial data to advise management in strategic decision-making.
Mortgage Portfolios and Servicing
- Manage mortgage origination and underwriting procedures.
- Manage the Habitat homeowner mortgage portfolio and administration of pledged and sold mortgage loans.
- Establish and monitor homeownerâs mortgages and escrow accounts in conjunction with outside servicing entities.
- Manage settlement procedures in cooperation with Community Outreach Manager and attorneys.
- Manage Delinquent and Foreclosure policy process.
- Oversight and management of all mortgage related compliance requirements
- Analyze and make recommendations to leverage mortgage portfolio to develop working capital for real estate and construction operations.
Internal Operations
- Reviews financial operations, processes and procedures to provide efficiencies.
- Risk management administration, in conjunction with the Director of HR & Safety.
- Manage IT equipment processes, maintenance, and purchasing in cooperation of outside IT and equipment services.
- Oversight of purchasing and contract management.
- Oversight of facilities and property management, in cooperation with the Director of Construction and ReStore Manager.
- Ensure compliance with policies and procedures as defined by the affiliate and HFHI
- Other duties and projects as assigned by the Executive Director
Human Resources

- Design and manage initiatives and programs to orient, train and develop employees, improve moral and increase productivity.
- Ensure there is a focus to drive culture improvements, w ith an emphasis on employee engagement
- Structure and manage interview process; counseling managers on candidate selection.
- Conduct and analyze exit interviews.
- Manage relationship with payroll service- ensure proper reporting.
- Ensure planning, monitoring, and appraisal of team members work results by training managers to coach team members.
- Hear and resolve employee grievances; counsel employees and supervisors
- Maintain employee benefits programs and inform employees of benefits.
- Conduct background checks.
- Ensure legal compliance by monitoring and implementing applicable human resource federal and state requirements and maintaining records.
- Maintain management guidelines by preparing, updating, and recommending human resource policies and procedures.
Safety

- Ensure all team members are properly trained in safety for their specific positions.
- Conduct trainings ye ar round to further develop the safety culture.
- Responsible for the implementation of the safety plan in conjunction with the management team.
Support of Board and Committees
- Primary staff support to the Treasurer and the Finance Committee, Safety Committee and Personnel Committee.
- Attends Executive Committee, Finance Committee, Safety Committee, Personnel Committee and Board of Director meetings.
- Serve as an integral part of the strategic and long-range planning processes.
- Actively participates in new project task forces.
QUALIFICATIONS:
- Fully supports the mission, values, and philosophy of Habitat for Humanity
- Undergraduate degree or equivalent experience required. MBA, MPA, CMA or CPA a plus.
- A minimum of 5 yearsâ experience in real estate, construction or housing operations; preferred experience in housing or construction finance, mortgage lending, and project m anagement.
- Proficiency in Microsoft Office and Sales Force
- Working knowledge of Quickbooks, GAAP and non-profit accounting practices
- Well-developed organizational, planning, and collaborative skills
- Understands the big picture yet has acute attention to details and follow-through
- Strong writing and listening skills and effective interpersonal skills â"bilingual a plus
- Ability and flexibility to manage multiple projects
- Excellent Leadership/Team Building/Managerial Skills
- Confidence in Critical Thinking and Problem Solvin
